Marketing by Virtual Tours - Do They Really Work?

Your Home, Your Tour - Who knows the sellers home better than the seller? With our input as agents, our team ( www.MarylandsHomeTeam.com ) have started to create a Visual Tour that showcases ALL of a properties unique features including neighborhood amenities. With the seller, they can decide exactly what should and should not be shown!

I am ensuring that my sellers home is exposed to the largest possible audience in the best possible manner with the least inconvenience to the seller.

I just started this and will post some of the responses I am and will be receiving from potential buyers.

Auction - It May Be Your Client's Best Method

One of the greatest jobs I have is owning a Real Estate Auction business. Local agents are faced with the increasing numbers of clients saying, "It's been on the market for 200 days, how else can I get this sold?".  Smart agents have called me yelling HELP! What can I do to get my clients property SOLD. It may have issues beyond anyones control. They may have missed a mortgage payment or two, etc.

I do not have a magic wand to waive over the property and say, "SOLD" however I will promise one thing. I will do everything I can to protect you and your Brokers Commission! Yes, you heard me correctly. An Auctioneer that is a member of the National Auctioneers Association and also a REALTOR understands that working with agents can be a WIN-WIN-WIN situation for everyone.

The auction method does not work in every situation and I am up-front with owners. If the numbers do not work...they simply do not work. There is a formula that needs to take place. Remember, when you are faced with a tough property. Don't lose the listing! Get informed about the Auction Method of Marketing and find yourself a REALTOR FRIENDLY Real Estate Auctioneer you can trust. Ask him/her questions and become educated. Don't be afraid to ask the Auctioneer to accompany you and the Seller to explain what auctions are all about.

Over the years I have protected and made thousands of dollars for agents that would have lost the listing. In 2005, I wrote out over $35,000 in commission checks to Brokers. If you need more information on the auction method and how you as an agent can get involved. Please do not hesitate to visit my website www.MDAuctionSales.com and click on "Agents Corner". If you have found this information to be helpful, please respond to this posting and I can go into more detail if you would like.
