What a great time to BUY before SPRING!

My wife and I are looking to move within the next 6 months or so.  Regardless, if we were prepared, I would be buying now! What a great time to purchase a Home in Harford County.

We are looking in an area of Harford County where Toll Brothers has a wonderful presence. There is a builder mixed in the community that has blown out the last 3 remaining lots. The first two were purchased immediately by Real Estate Agents. The last one (1 acre smaller) is still available.

I believe Buyers have been holding out. No one wants to find out 6 months from now that they purchased a home in a downward market. I can understand. If you are prepapared to purchase, and you find that it may be 10 to 30 percent lower than when you last viewed the community....Buy it!

You just may find that by next Spring......(lesson for me too).....that the home you were drooling over will be under contract.

Well back to the office......so many Buyers are writing contracts before the extreme cold hits!

How Well Does Your House Show? Guide for Maryland Homeowners Selling Their Homes.  As a homeowner, we all look for one important thing when searching for a house...curb appeal. Simply put, this is the first impression a potential buyer will have when seeing your property for the first time. Shutters, paint, shrubs, grass, curtains in the window. The list goes on but what can you do as a potential seller to attract buyers to your property? I have been asked by many homeowners of older homes, what can be done to inhance the appeal of my property before I place it in the open market?

  • The mold season has hit everyone pretty hard. I have found mold to be a problem on the siding of many homes. With a garden hose and a simple brush with a long handle and cleaner you can purchase at the local hardware store. You can scrub the side of the house and make it look practically new! I do not recommend powerwashing unless you have siding that is not painted. If you are located in Maryland, we have many resources to help you find the right company.
  • Turn on all the lights inside and outside the house.
  • Open all the shades, curtains to allow maximum natural light.  
  • If you have a fireplace, have it burning in the winter or put logs in it during the summer.
  • I enjoy playing soft music during our open houses to set the mood (The Seller Is Serious About Selling!)
  • Straighten magazines, newspapers up and place them in a cabinet or neatly in a rack.
  • Pick up the kids toys and/or display them neatly.
  • Clean the bathroom and kitchen. Maryland HOMES Team can help you find the right cleaning company. 
  • After cutting the grass, rake the extra grass clippings and remove them from the front yard.
  • Clean the flower bed of dead or alive weeds.
  • Mulch, mulch, mulch....what else can I say. I love a clean mulched flower bed or tree border.

  • Buyers want to see space, not a packed room with furniture. Consider putting some items in storage and keep the house as simple as possible.

In the past few years, lenders and investors in Maryland have faced increases in REO Disposition and distressed properties that are headed for foreclosure in Maryland, Baltimore, Harford County, Cecil County and Surrounding Areas.

How do you handle a foreclosed property? Traditional list pricing has been the more standard approach. The problem with this is that sometimes the distressed property is on the market for an indefinite period of time. Another method is to repair the property and introduce it back to the marketplace as a Rehabbed Property. The problem with this approach is that not only is this a costly move with a distressed property, but it may bring the price up for the buyer substantially.

Another method of dealing with such properties is bringing it to auction. Robert B. "A foreclosed property deteriorates in value the longer it is left un-attended, it needs to be sold sooner rather than later. The advantage he pointed out with auctioning is that the average listing-to-sale time is 30 days, whereas traditional list-pricing can average from immediately (indicating that the property was under priced) to a year or longer (indicating that the property was overpriced).
